Within metres of the new Punchbowl metro, two residential blocks will provide high quality housing within a beautiful landscaped garden for Homes NSW.

Located at the corner of the Boulevard and Dudley Street, the Punchbowl project will deliver 114 high-quality social housing apartments across two distinct residential buildings on a strategically positioned site just metres from the new Metro station. Benefitting from the NSW Government’s zoning uplift initiatives around transport precincts, the development provides a considered and enduring response to increased urban density while prioritising liveability, landscape and community.

At the heart of the scheme is a central circulation spine, a welcoming, light-filled axis that offers clear views to a shared communal garden. This landscaped courtyard not only forms the social centre of the project but also spatially separates the buildings, providing privacy, outlook and a strong sense of place for residents.

The massing and architectural form along the Boulevard are shaped around a mature spotted gum of high retention value, resulting in a distinctive geometric gesture that celebrates and protects the existing landscape. This carefully calibrated form simultaneously ensures solar access is maintained to the southern neighbour, reinforcing the project’s commitment to sensitive urban design.

All apartments are designed for excellent environmental performance, each benefitting from breezeways with natural cross-ventilation and compliant with the ABCB Voluntary Livable Housing Standard. Internally, planning efficiencies such as repeated, stacked wet areas contribute to construction economy without compromising amenity.

The two buildings rise to eight storeys, unified by a shared design ethos yet expressed as distinct architectural forms. Their elevations are defined by rigorous, timeless brick detailing, providing depth, texture and a civic presence appropriate to their prominent location.

Landscape is integral to the project, with extensive deep-soil planting reinforcing the site’s green identity and enhancing local biodiversity. A separate driveway provides clear and efficient vehicular access to the 78-car basement, ensuring the public realm is pedestrian-focused and generously planted.

With funding provided by the federal Housing Australia Future Fund (HAFF) A state significant development application was lodged in October 2025, with construction due to commence in mid 2026.
