Gadigal Avenue Apartments

A Tapestry of Gold

17 Gadigal Avenue is a medium-scale residential apartment building located within Victoria Park, a vibrant urban renewal precinct in Zetland. Developed by P+J Projects, this nine-storey building comprises 71 apartments of varying configurations and forms the second stage of the broader Garland masterplan.

The building’s architectural identity is defined by a striking and cohesive external screen—an expressive, finely detailed intervention that unifies the diverse apartment layouts within a sculptural form. The facade operates as more than an aesthetic statement; it is a sophisticated environmental device that responds to issues of solar control, privacy, and visual permeability.

Developed in close collaboration with artist Matthew Johnson, the screen is composed of folded, perforated, and anodised aluminium panels in a palette of subtle gold tones. These panels are modulated in response to orientation, apartment type, and privacy requirements, and include both fixed and operable elements. The result is a dynamic facade that filters daylight and casts shifting, dappled shadows across interiors and balconies, creating a sense of movement and visual interest throughout the day.

Beyond aesthetics, the screen plays a crucial role in the building’s sustainability strategy. By moderating solar gain and reducing reliance on mechanical cooling, it contributes to improved thermal performance and occupant comfort. Cross ventilation is maximised through intelligent apartment planning and the use of operable elements in the facade system.

At street level, a mix of green wall treatments and screens provides visual amenity while concealing the building’s multi-level car park. The ground plane also includes a small commercial tenancy, contributing to local activation and community engagement.

As part of a larger Garland masterplan, 17 Gadigal Avenue sits alongside neighbouring developments by Lippmann Associates, Tzannes Associates, and PopovBass—together forming a considered, diverse, and architecturally rich urban precinct.
